Condo in Bangkok for One Million Baht: What the Capital's Price Ceiling Means for Pattaya

Condo in Bangkok for One Million Baht: What the Capital's Price Ceiling Means for Pattaya
Condominiums·31.10.2026

Bangkok Approaches Price of 1 Million Baht per Square Meter

Consulting company Savills forecasts that prices for ultra-luxury condominiums in premium Bangkok locations will exceed the 1 million baht per square meter mark. The reason is soaring land costs and growing demand from wealthy buyers. A recent land sale for a luxury project in the Rama IV area reached 875,000 baht per square meter, directly impacting final property prices. For the Pattaya market, where the premium segment is actively developing against the backdrop of the Eastern Economic Corridor (EEC) expansion, Bangkok trends are becoming an indicator of future changes.

Why Land Cost Determines the Future of Prices

Land prices in central Bangkok districts have reached record levels. A 0.3948 hectare plot on Rama IV, where Rosewood Residences Bangkok is currently under construction, was sold in 2024 for 3.5 billion baht-more than 3.5 million baht per square wah. Savills estimates that prices for finished apartments in this project will exceed 550,000 baht per square meter.

Such figures force developers to create additional value through architecture, brand, and hotel-level service. The Lumpini, Langsuan, and Sarasin areas attract new launches precisely due to land scarcity and limited choice of luxury projects. Competition intensifies: the relaunch of NIMIT Lumpini Park North, CG Capital projects in Langsuan, Capella Residences, and a new Sansiri condominium in the Sarasin area-all compete for the attention of a narrow circle of high-net-worth buyers.

Branded Residences: 220 Billion Baht Market

Thailand ranks first in the Asia-Pacific region by number of completed branded residential projects and is in the global top 10 markets by number of projects under development. Total supply comprises approximately 18,801 residential units with a total value of about 220 billion baht. Savills expects the launch of approximately 650 new units in 2026-a 32% increase compared to the previous year. Bangkok and Phuket remain the main growth points.

Branding is not limited to the highest price segment. High-end category projects priced at 150,000-249,999 baht per square meter account for about 42% of supply. The Upscale segment (100,000-149,999 baht) comprises approximately 23%. Developers use brands for differentiation at more accessible levels as well, but success depends on brand alignment with price, target audience, and living experience offered.

Upper House and InterContinental: Sales Confirm Demand

The world's first residential project under the Upper House brand in Bangkok recorded sales exceeding 10 billion baht within six months of launch. Some apartments sold at prices above 850,000 baht per square meter. This result confirms demand for projects combining recognizable brand, premium location, and high standards.

InterContinental Residences Bangkok Asoke, developed by CG Capital together with IHG Hotels & Resorts and launched in late 2025, also demonstrates sustained interest and strong sales. Such projects show that the market focuses on living experience, not just location and amenities.

Brand Premium: 31% Price Increase, But No Profit Guarantee

Savills estimates that branded residences can command a premium averaging around 31% compared to non-branded luxury properties. This premium does not guarantee investment returns or success of every project. Location, design quality, brand authority, purchasing power, and market conditions at launch influence how much buyers are willing to pay.

Higher listed prices do not always translate into high completed transaction prices. The base of wealthy buyers is limited, making the market's ability to absorb new supply a critical factor. Projects with unique locations, design, and service can maintain premium prices. Those priced above buyer perception risk facing sales difficulties in the long term.

Bangkok Market in 2026: Lowest Supply in 17 Years

According to Colliers Thailand, 2025 became a turning point for Bangkok's condominium market. Only 40 new projects with a total volume of 17,110 residential units were launched during the entire year-the minimum in 17 years. Investment value decreased to approximately 70,368 million baht from the usual level of over 100,000 million baht per year. The figures reflect not a temporary slowdown, but structural changes: the economy is recovering unevenly, domestic purchasing power remains fragile, and household debt burden is high.

Stock exchange-listed developers control about 83% of new supply (14,323 units) with investment value of nearly 64,000 million baht. The role of non-listed companies has significantly decreased. The market requires capital, risk management capability, and strong brand.

Competition Intensifies in the Center

Despite the overall supply decline, competition in the high-end and luxury segment in Prime CBD areas does not weaken. Early Sukhumvit, Ploenchit-Witthayu, Silom-Sathorn, Ratchadamri-Lumpini-land scarcity and high costs force product positioning at upper levels. High Net Worth and Ultra High Net Worth groups remain the main purchasing force, less susceptible to economic fluctuations.

Cost pressure from land and development has led to more condominiums priced at 400,000-500,000 baht per square meter appearing in 2025. Colliers Thailand assesses high probability of pre-sale condos entering the market at 1,000,000 baht per square meter, especially flagship projects or branded residences in rare locations.

Pattaya: Second Largest Market Strengthens Position

Chonburi province, especially Pattaya, continues to consolidate its status as Thailand's second largest residential market after Bangkok and suburbs. Industry expansion, infrastructure development, and urban growth in the Eastern Economic Corridor support stable demand and low market volatility.

According to CBRE Thailand data at the end of 2025, Pattaya's premium condominium market with average unit value exceeding 6 million baht showed 83% growth in new supply compared to the previous year. The most popular zone is Wong Amat Beach, attracting both owner-occupiers and investors seeking long-term rental income.

Over 1,000 new ultra-luxury units are expected to launch in 2026 from developers including SC Asset, Sansiri, Ananda, Quality Houses, and Noble. SC Asset is launching two major projects with total value of 25.5 billion baht. Over the past decade, Bangkok has launched more than 6,625 ultra-luxury condo units priced above 300,000 baht per square meter with total development value exceeding 205 billion baht.

What This Means for Pattaya Buyers

Bangkok's approach to the 1 million baht per square meter mark creates an "anchor" effect for the entire Thai premium market. Pattaya, historically offering more affordable prices with comparable quality, is beginning to close the gap. Projects on Wong Amat already reach 200,000-300,000 baht per square meter, and branded residences raise the bar higher.

For Russian-speaking buyers and investors, this means several practical conclusions. First, the window of opportunity to purchase premium property in Pattaya at current prices is narrowing. Developers observe the Bangkok market and adjust pricing strategies. The 83% year-on-year supply growth indicates player confidence in the region's prospects.

Second, Pattaya's investment attractiveness strengthens. EEC development, new transport projects, and business influx to Chonburi create sustainable rental demand. Yields from premium property rental in Pattaya often exceed Bangkok indicators thanks to tourist flow and expats working in industrial zones.

Third, when choosing a project, pay attention to developer reputation and property type. Large listed companies (SC Asset, Sansiri, Ananda) offer more guarantees of construction completion and quality. Check land title type-Chanote (Nor Sor 4) provides full legal protection. Branded residences require a premium but offer service and resale potential.

Finally, consider purchase in the context of long-term strategy. Bangkok's market showed record low supply in 17 years, indicating structural restructuring. Pattaya, conversely, is increasing volumes in the premium segment. The balance between supply and demand here is healthier, and prices have not yet reached the capital's ceiling. Buying now allows securing position before the next growth wave, fueled by EEC development and infrastructure projects scheduled for 2026-2028.

2026 Forecast: Cautious Optimism and Selectivity

Colliers Thailand estimates that Bangkok's market will gradually restore balance in 2026. New supply may comprise around 15,000 residential units with investment value of 60,000 million baht-still below long-term average. Developers remain cautious, choosing small and medium-sized projects with clear locations, focusing on metro lines and central areas.

The forecast for Pattaya is more optimistic. 83% growth in premium condo supply in 2025 and planned launches worth 25.5 billion baht from major players indicate market confidence. EEC development continues to attract both Thai and foreign buyers. Infrastructure improvements, including highway expansion and high-speed rail plans, reduce travel time to Bangkok and airports.

Buyers should act selectively. Study specific projects, verify developer financial stability and transaction legal clarity. Consult with agencies specializing in foreign clients and understanding transaction specifics for Russian-speaking buyers. Thailand's premium property market is entering a phase where project quality and brand reputation become decisive factors, not just price per square meter.
